Buying an Apartment in Sofia: Why to Get an Interior Designer's Consultation Before You Sign

Most people choose an apartment in Sofia by looking at the photos, the neighbourhood and the price. The layout is usually accepted as it is, and the questions about how the home will actually work come later, after the contract is signed. That is the most expensive moment to discover that the kitchen cannot fit a dining table, that the corridor is dark, or that the bedroom wall you wanted to remove is load-bearing. A consultation with an interior designer before you buy turns these surprises into information you can use when you decide.

COZY. Design Studio is an interior design studio in Sofia, founded in 2019 by Geya Antonova. Consultations before a property purchase are part of what the studio does, alongside complete interior projects, architectural reconfiguration of homes and turnkey project management in Sofia. This article explains what such a consultation looks at, what can realistically be changed in an apartment, and how to use the result.

What an interior designer checks before you buy

A designer reads an apartment differently from a buyer. The question is not whether the rooms look good today, but whether the space can work for the people who will live in it. A typical pre-purchase assessment covers:

  • Layout and circulation: where you enter, how you move between rooms, and whether any space is wasted on corridors that carry no daylight.
  • Daylight and orientation: which rooms get light, and how deep it reaches into the apartment.
  • Kitchen, dining and living zones: whether the kitchen can hold a proper work area and a table for the number of people in your household.
  • Storage: whether there is room for wardrobes, a utility area and everyday storage without cluttering the living space.
  • Technical constraints: chimneys, risers, wet areas and structural walls that limit where a kitchen or bathroom can go.
  • Potential for change: which problems can be solved with a better layout, and which are built into the building.

Architectural reconfiguration: what can actually change

Many apartments that look limited on a floor plan can be reorganised. Architectural reconfiguration means changing how a home is arranged rather than only how it is decorated. In practice it can include:

  • changing the function of rooms, for example turning an old kitchen into a children's room and opening a new kitchen to the living area;
  • removing partition walls to bring light deeper into the apartment and to create space for a kitchen island with a dining table;
  • combining two or three apartments into one larger home, or splitting one larger apartment into several;
  • moving the entrance hall, wardrobes and wet areas to create a clearer plan.

Before any wall is removed, it has to be checked whether it is load-bearing, and the change has to be approved according to its type. This is work for the right technical specialists and the competent authorities, and it should be understood before you buy, not discovered after the purchase.

Two real examples from Sofia

In a 140 square metre apartment in Sofia, the problem was not a lack of space but how it was organised. A partition wall created a long dark corridor. After the wall was removed, daylight reached deeper into the home, and a kitchen island with an attached dining table took the place of the old wall. All the built-in furniture was made to the studio's drawings, with heights matched to the family, who are considerably taller than average.

In a 70 square metre apartment in Mladost, the old kitchen became a children's room with a climbing wall, while a new kitchen opened onto the living and dining area. The chimneys were built into a wardrobe so that they cannot be seen, and a cabinet with perforated doors in the corridor ventilates the washing machine and the hidden dryer. Both homes started as ordinary apartments, and both were changed because someone looked at the layout before accepting it.

How to use the consultation when you negotiate

A consultation is most useful when it happens before you commit. With a clear assessment you can:

  • decide between two apartments based on how well each can be organised, not only on the asking price;
  • understand which changes are realistic and which would be difficult or not worth pursuing;
  • plan the scope of work and the budget before the renovation starts, so that the cost of changes is not a surprise;
  • walk away from an apartment whose problems are built into the building.

Who this is for

The service suits buyers of apartments in new buildings and in older ones, families planning to combine or divide homes, and investors who want to know how an apartment can be organised. COZY. Design Studio does design and consultations for clients across Bulgaria and online. Turnkey execution, where the studio coordinates contractors and deliveries, is offered only in Sofia. The studio is not a construction company: it designs, prepares the drawings and budget, and manages the work in Sofia on the owner's behalf.

What a full project includes

If you continue after the consultation, a complete interior project includes the layout, a photorealistic visualisation, technical drawings, drawings for custom furniture, a budget with materials and suppliers, and lighting plans with switches and sockets. The visualisation is at most 20% of the work. The rest is a technical, multidisciplinary profession that includes ergonomics and the psychology of space, which is why the studio never delivers a concept-only project.

Frequently asked questions

Can I get a consultation before I buy an apartment in Bulgaria?

Yes. COZY. Design Studio offers consultations before a property purchase, including an on-site assessment of the property's potential and its possible problems. Consultations are available across Bulgaria and online.

Can two apartments be combined into one?

It is possible in many cases, but it depends on the structure of the building. Walls must be checked for whether they are load-bearing, and the change has to be approved according to its type. A designer can show you what a combined layout would look like before you decide.

Can I change the function of the rooms?

Often, yes. A kitchen can become a children's room, and a dark corridor can become part of the living area. The limits are the building's structure, chimneys, risers and wet areas, which is why they are assessed first.

Does COZY. Design Studio do the construction work?

No. The studio is not a construction company. In Sofia it manages the work on your behalf by coordinating contractors and deliveries. Outside Sofia it provides design and consultations.

Where is the studio based?

COZY. Design Studio is based in Sofia, Bulgaria, and has worked on homes, offices, restaurants and shops since 2019. More at cozydesign.bg.
